General

Three cubic structures will be built along Andechsstrasse, slightly set back from the existing Y-shaped high-rise buildings.

The positioning and scale of the new development contrasts with the existing high-rise buildings, calming and framing the urban fabric along the street and in the depths of the green space.

The existing trees will be preserved and the current above-ground parking areas will be converted into green space. The necessary parking spaces will be relocated below ground level. 

Utilizazion

All new start homes apartments in the four-storey buildings have optimized flexible room concepts (from open floor plans to the standard room layouts) and are offered with standardized wet areas (prefabricated elements) and private open spaces (floor-to-ceiling opening elements with privacy and sun protection, as well as options for individual planting).

The ground floors are used for commercial purposes and have communal areas for the residents.

By raising the upper floors and recessing the ground floor, a generous openness and interweaving with the new park is created.

The roofs will be extensively greened and equipped with parallel elevated photovoltaic systems.

Under each of the three buildings, underground parking garages with acess from Andechsstraße will be constructed.
